Why a good tender package gets better prices
When the documents are vague, builders price in the risk. That means higher prices, more reservations and quotes that are hard to compare. A clear package where everyone gets exactly the same information gives you quotes you can actually compare – and fewer surprises when work starts.
What the package should contain
A private house does not need professional tender documents, but a few things should always be there:
- Current drawings with revision numbers
- A description of what is to be delivered – and what is not included
- The standard you want for materials and fittings
- Photos and ideally video of the plot or existing building
- Desired start, completion and a reply deadline
- How you want the quote: total price, unit prices and reservations
How to compare quotes
Do not look at the total alone. Check what is included, which reservations are made, the payment schedule, the timetable and warranties. A cheap quote with many reservations can end up the most expensive. Ask every bidder the same question when something is unclear and add the answers to the package, so everyone competes on equal terms.
Once you have chosen, move the winning quote straight into the budget as the agreed cost and follow actual costs and payments from there.
